What’s The Difference Between A Seller’s Agent And A Buyer’s Agent?

A seller’s agent has a legal obligation to represent the interests of the seller and is always paid by the seller. This agent works with the home owner to establish an appropriate sale price for the home then markets that property, often through a multiple listing service. A seller’s agent is paid only if the home is sold, taking commission on a percentage of the final sale. Do I Need To Provide A Seller’s Disclosure?

Full disclosure of your property’s condition can facilitate a successful transaction by minimizing problems at inspections and eliminating misunderstandings between seller and buyer. But sellers often wonder what they should disclose. Generally, a seller should disclose any problems or facts not readily apparent to a buyer. For instance, if your basement floods, and evidence of flooding is not obvious, this should be disclosed. What Is The MLS?

MLS means Multiple Listing Services, a tool which informs agents of properties offered for sale by other agents in a given area. Only a registered and licensed real estate agent has access to the MLS. Through the MLS, an exclusive listing is submitted to all members of a real estate association, so that each may have an opportunity to sell a listed property. While the term MLS is commonly used in today’s real estate market, the benefits to buyers and sellers may not be fully appreciated.

If you are a seller, you will enjoy the benefit of the wide exposure the MLS offers since all licensed agents are able to share, show and sell MLS properties.
